AI agents for UK letting and estate agents
A typical UK agency runs 340 managed properties with fourteen people, and more than half employ five or fewer. Renewals revenue is being legislated away. Meanwhile 94.1% of calls placed to agency numbers between six and nine in the evening ring out. None of that is a software problem yet — but it is where the hours and the money are.
The short answer
Noxia builds AI agents for UK letting and estate agents that handle the logistics either side of a person: qualifying and booking enquiries into the real diary, chasing compliance documents, preparing renewal and check-out packs, and answering the routine out-of-hours question. They do not give advice, make lettings decisions, or handle anything a named person has to own.
Two things are happening to letting agents at once, and neither of them is technological.
The first is regulatory. Goodlord’s industry survey — 2,750-plus respondents including more than 350 letting agents — reports that about 27% of agency revenue comes from tenancy renewals, a line the Renters’ Rights Act removes. The second is structural: an industry open on weekdays serving customers who are free in the evenings.
The evening problem, honestly stated
Research published in 2026 called 3,047 unique UK estate and letting agency numbers between 6pm and 9pm on weekdays. 94.1% of those calls rang out.
That is a real, method-stated figure and we still would not sell against it, because it counts the ring rather than the loss. A call at 7pm from someone who emails at 9am is not a lost enquiry. The full reading of that study, including who published it and what they sell, is in the field notes.

What we will not automate
- Any lettings decision. Who gets the property is a person’s call, and an automated one is a discrimination risk before it is anything else.
- Deposit deductions and dispute correspondence. These end up in front of an adjudicator; they need a human author.
- Safety and habitability reports. Triaged and routed, never judged.
- Anything where a tenant is distressed. Routed to a named person, by name, immediately.
What to fix before you buy anything
Two things, both free, both with evidence behind them.
- The reminder wording. Two NHS randomised trials found that stating the specific cost in an appointment reminder cut no-shows from 11.1% to 8.4%. The mechanism transfers to viewing confirmations: a specific consequence beats a general appeal.
- An outgoing message that promises a callback time, and is kept. Free, and it beats an unmeasured system.
Then count your own evenings for a fortnight and do the arithmetic. It can, and often does, come out saying buy nothing.
How we price it
Flat monthly, per scope. Never per property, per call or per minute — an agency growing its managed book should not find its software bill growing faster than its fee income. Why usage pricing punishes growth.
Why the record matters here too
Lettings is not FCA-regulated, but it is adjudicated. Deposit disputes, redress schemes and Trading Standards all ask the same question a compliance officer asks: what happened, when, and who decided. Every agent we build writes the same six records — trigger, inputs, output, confirmed by, diff, refused — and the specification is public.

The logistics, yes: answering, qualifying against the criteria for a specific property, booking a viewing into the real diary and handing to a named person. Not the lettings decision, not negotiation, and not anything where a tenant is distressed. Scope it to four verbs and the reliability holds; widen it and it does not.

How should letting agents replace renewals revenue?
Goodlord’s survey reports about 27% of agency revenue coming from tenancy renewals, which the Renters’ Rights Act removes. Automation does not replace that revenue; it lowers the cost of the work that remains, which is a different and smaller claim. Anyone telling you AI replaces the renewals line is selling you something.
Is automated tenant referencing or selection legal?
We will not build it. Deciding who gets a property is a person’s decision, and automating it creates a discrimination risk that no efficiency gain justifies. We automate the chasing and assembling around that decision, never the decision.
